The journal
The parts of a Spanish purchase that catch people out, written once and kept current. Every figure that can go stale lives on a dated reference page instead of in a post.
The yield on the listing is not the yield you get
Agents quote gross yield: annual rent over asking price. Four things sit between that number and what actually reaches your account, and together they usually halve it.
Negotiating below the valor de referencia does not cut your tax
Since 2022 the transfer tax base is the higher of the price and a value the Catastro publishes. Beat the asking price and you still pay tax on the official figure.
Buying in Spain as a British owner: what Brexit actually changed
Buying was never restricted. What changed is how long you can stay, how your rental income is taxed, and a court case from 2025 that might change the second one back.
Check the tourist licence before you buy, not after
A short-let business case assumes a licence you may not be able to get. In much of Spain the register is closed, the community can refuse, and the flat only works long-term.
