1. Informational and educational nature

The Platform and all its outputs - analyses, calculations, reports and content - are for informational and educational purposes only. Their aim is to help you understand the general framework of a property investment in Spain and to prepare better for your conversations with professionals, not to replace them.

2. Not tax, legal or financial advice

The Platform does not provide personalised tax, legal, accounting, financial or investment advice and does not recommend any transaction. The information offered is general in nature and may not fit your particular situation. Before making any decision, consult a qualified professional (for example your gestor, asesor fiscal, lawyer or financial adviser).

3. Estimates, assumptions and versioning

Results are estimates derived from the data and assumptions you enter and from reference rates and rules applied as versioned, dated reference data. Each result shows the rule version and the date applied. Any change in your data, the assumptions or the applicable rules may significantly alter the result. We do not warrant the accuracy, completeness or currency of the figures.

4. Special case: non-EU non-residents

For non-EU non-resident taxpayers, the Platform may show two scenarios of taxation where there is interpretive uncertainty (for example, in connection with a 2025 ruling that is not yet final). Any possible refund or benefit is presented as something that «may apply», never as something guaranteed. This matter must be confirmed with a tax adviser.

5. Verification with a professional

We recommend that you always check the figures and conclusions with your gestor or asesor fiscal before buying, financing, letting, filing or claiming any refund. The Platform is an indicative starting point, not the final word.

6. We do not file or process anything on your behalf

The Platform does not file, settle or process any return, self-assessment (for example, tax forms) or procedure with the authorities on the User's behalf. The export functions are intended to make your adviser's work easier; it is your adviser who must review and, where appropriate, file.

7. Financial services: introduction only

Where the Platform connects you with third parties (intermediaries, gestores, insurers or financial providers), it acts solely as an introducer, will disclose this clearly, and does not itself provide intermediation, insurance distribution or payment services. Each provider operates under its own licence and responsibility.

8. Data sources and accuracy

The Platform may use data from official and reference sources (for example, cadastral or statistical data). Although we strive to use reliable sources and keep data up to date, we do not control those sources and do not warrant that they are free from error or out-of-date information.

9. Third-party links and content

The Platform may contain links or references to third-party content over which we have no control. Their inclusion does not imply endorsement, and we accept no responsibility for their content, accuracy or availability.

10. Limitation of liability

To the maximum extent permitted by law, the Provider is not liable for decisions made or for damage arising from use of the Platform or reliance on its estimates. This clause is without prejudice to the mandatory rights granted by consumer law. Use of the Platform implies acceptance of this Disclaimer.
