Every feature
What you get, from the first listing to the day you sell
Yald is not a yield calculator with a login. It follows one property through its whole life in Spain: what it really costs to buy, what the law lets you charge, what the year deducts, and what letting it has quietly done to your capital gain. Almost all of it is free.
Find
Write down what you are looking for once, and every listing gets judged against it.
Your criteria, written down
FreeRooms, budget, area, yield. Every listing you analyse says it fits, or names the rule it breaks.
Where to buy
FreeYields, prices and rents across every Spanish region and 8,000 towns, on one map.
Price and rent estimate
FreeWhat the flat is worth against its own street, and what it should let for, with the range rather than one number.
The browser extension
FreeOne click from any idealista, Fotocasa, habitaclia, pisos.com or yaencontre listing. No typing.
Figures on every search result
ProThe extension marks up a whole results page at once, so you see the yield before you open anything.
Analyse
The honest number, and everything that could break it.
True net-after-tax yield
FreeComputed for your tax residency, not a gross headline. Resident, EU, and non-EU are three different answers.
Every purchase cost
FreeITP by region with its bands and reliefs, valor de referencia, IVA and AJD on new-build, notary, registry, gestoria.
Both readings where the law is unsettled
FreeNon-EU deductions are before the courts, so you see the enforced outcome and the one the ruling opened, with the refund window.
Whole flat, by the room, or by the season
FreeThe same property priced three ways, including the reduction a season let does not get. That is where most of the difference is.
Rent caps in stressed zones
FreeHow far the rent can fall before the deal stops working, and a link to the official calculator for the cap on your address.
If a tenant stops paying
FreeWhat one non-payment costs, in months of profit, and how often it would have to happen for insurance to pay.
The likely range, not one number
FreeRent, empty months and the mortgage rate moved together, with the share of outcomes that go monthly-negative.
What to offer
FreeThe most you could bid and still hit each yield target, bounded by our own value estimate rather than by arithmetic alone.
Ten-year projection
FreeEquity, cashflow and after-tax IRR, with rent indexed at the published IRAV or IPC and flat after that. Scenarios, never forecasts.
Wealth tax, by region
FreeWhether Patrimonio reaches your purchase, under which region's rules, and what its tax-free allowance is. As a non-resident you may use the rules of the region your property is in, and they differ enormously: the same flat can be outside the tax in one and inside it in another.
The AI deal copilot
ProAsk what-ifs about your own numbers and get them answered from the same engine, not from a chatbot's memory.
Buy
What you hand to a bank, a gestor, or a lawyer.
The Buyer's Dossier
ProThe whole deal as a bank- and gestor-ready PDF in your language, white-labelled if you are handing it to a client.
Before you sign
FreeWhat transfers with the flat and lands on you: community arrears, a derrama voted but unbilled, the ITE, and the 3% retention that is the buyer's job. Free on every analysis, and in the Dossier.
Mortgage comparator
FreeFixed, variable and mixed side by side, stress-tested, with what a non-resident can actually borrow.
The purchase itself
FreeDeposit, arras, notary date and the documents each step needs, tracked to completion.
Own
The part every bookkeeping tool gets wrong, because it needs a tax engine.
The book
FreeOne page per property per year: what the rent was, what the year actually deducts, and what it is taxed on.
Amortisation, computed
Free3% of the construction share, prorated by the days let. Usually the largest deduction a landlord has, and the one most people never claim.
Repair or improvement
FreeThe split Hacienda checks most often. One invoice can be both, and each half is treated correctly.
Excess still to claim
FreeInterest and repairs above the year's rent are not lost. They have four years, and we tell you which balance is about to expire.
The paper that survives an inspection
FreeEvery cost keeps its invoice and its proof of payment together, which is what Hacienda asks for five years later.
Empty months, taxed
FreeA property nobody let is still taxed on a notional income. Second homes and part-year lets both get it right.
Rent, chased
FreeWho has paid, who has not, and when unpaid rent becomes deductible.
The annual tax pack
FreeThe year's figures for your Modelo 210 or 100, off the same ledger the book shows you.
Modelo 210 expense annex
FreeFrom 2027 a Spanish return for a let property must itemise every deductible cost into seventeen numbered boxes. We lay your year out box by box, named as the form names them, ready to copy across or hand to your gestor.
Filing deadlines
ProEvery window for every property you own, with the changes for 2027 already in.
Exit
The maths nobody does until it is too late to change the answer.
What you would walk away with
FreeSale price minus agent, capital gains, plusvalia and what is left on the mortgage.
What letting did to your gain
FreeThe law removes your amortisation from what the flat cost you, claimed or not. This is the only place that tracks it year by year.
Capital gains, properly
FreeResident bands or the non-resident flat rate, the 3% retention reconciled, and the reliefs that do and do not apply to you.
Whole-hold return
FreeAfter-tax IRR, multiple on capital, and the year the property has paid back what you put in.
Across everything
The habits that make the numbers worth trusting.
What is in force today
FreeA dated register of Spanish rental rules. When one lapses it stops flagging on your numbers and changes on the page, in the same edit.
A version and a date on every figure
FreeYou always know which rules produced the result, and when they were last checked.
Spanish, English, French
FreeThe whole product, not a translated marketing page, with localised money and dates.
For firms
TeamClients, briefs, shortlists and a branded client page, with the four roles deciding who sees which client.
For a firm
A buying agent's fee is EUR 4,000 to 10,000 an engagement. This is the half of Yald that helps you win one, run it, and prove afterwards that you did.
The proposal that wins the client
TeamWhat they asked for, what that market really costs at their budget, what you will do, and your fee - branded as you, in their language. Prospects are free: you are billed for clients you work for, never for pitching.
The sourcing desk
TeamEvery brief on one page, with what has been screened against it. The rejections, with reasons, are the half that justifies the fee.
A client page with no login
TeamOne link, their language, your branding. What you need from them, where the purchase is, what it will cost - and who to ask, in the languages that person answers in.
What they got for the fee
TeamEight properties screened out with reasons is the case for your invoice; the one they bought is only the receipt.
The engagement record
TeamEverything on the file, dated, attributed, and carrying the rate version each figure was produced under. The answer to a client who says they were never told, and to an insurer asking what the advice was based on.
The mandate clock
TeamWhich encargos lapse this month, on the desk. A lapsed mandate is work still being done with no fee entitlement behind it.
Your fee, and where it is
TeamMandate, arras, notary. What is owed to you and what was never billed at all - two different problems, and only one of them is the client's.
Your name on the document
TeamThe Dossier and the closing file go out under your firm's name. Ours moves to the footer, beside the rate stamp, because a rate version has to be attributable to somebody.
In development
In developmentBeing built now, and listed here so you know it is coming rather than missing. Neither is available yet, neither is included in any plan, and neither is in the counts above.
Holiday-let revenue estimates
What a property would actually take as a short let: occupancy and nightly rate for its area, run through the same tax engine as a long let. It is waiting on a data source we can stand behind - modelling it ourselves would be a confident number nobody could check.
Listing price history
How long a listing has been up and whether the price has moved - the best signal there is of a motivated seller. It will be built only from listings Yald users have analysed themselves, never by monitoring portals, so it needs a while before it has anything useful to say.
No dates, on purpose. A date we miss is a promise we broke.
Estimate for orientation only - not tax, legal or financial advice. Figures are computed from versioned, dated reference rates and may be incomplete or out of date. Confirm with your gestor / asesor fiscal.
