How much mortgage can I get to buy in Barcelona?
One resident buyer aged 30, a second-hand main home, no other loans, a 30-year fixed loan at 3.2%. Your own figures move it: the calculator below works it out for them. The savings include the young-buyer ITP rate (5% instead of the general 10%), subject to income conditions we do not check - confirm with a gestor.
Work out what banks typically lend you
Banks size a mortgage on two things: the payment your income can carry and the deposit your savings can pay. The calculator shows which one limits you, with the taxes that apply in Catalonia worked in, and how many square metres that budget buys in Barcelona.
What banks typically lend you
Worked out for the example figures. Replace them with yours.
A home up to about
€192,000
Banks typically lend up to €154,000 on these figures, 80% of the price.
Your budget buys about 35 m² in Barcelona at about €5,350/m² (area data 2026-08).
- Your savings are the limit: they run out on the deposit, taxes and fees before your income does. Your income alone would support a home of about €252,000.
- Term: 30 years, the longest banks typically allow.
- Rate: 3.2% TIN, a typical fixed rate, the top of recent offers.
- Payment: €667/mo, 26.68% of your net income with your other loans. The guideline is 35%; some banks stretch to 40%.
- If the rate rose to 6.2%, the payment would be €945/mo (37.79% of income).
Cash that must come from your savings

| ITP (transfer tax) | €9,640 |
| Notary, registry and gestoría | €1,800 |

Assumptions: one buyer aged 30, resident, buying a second-hand main home in Barcelona; no other loans; a 30-year fixed loan at 3.2% TIN, up to 80% of the price; the payment at 35% of net income. Savings needed = deposit + ITP + notary, registry and gestoría. Size = the price divided by the average second-hand asking price in Barcelona, about €5,350/m² (area data 2026-08), rounded to 5 m².
The table's buyer aged 30 pays the young-buyer ITP rate in Catalonia (5%) instead of the general rate (10%). It is subject to income conditions we do not check - confirm with a gestor.
The table is the bank's loan alone. ICF Habitatge Emancipació second loan (Generalitat de Catalunya) can take you further with a second loan, but it makes the home protected housing for good: it is explained below, separately.
Home prices in Barcelona
In Barcelona, second-hand homes are advertised at about €5,350/m² on average. The €202,327 budget in the answer above buys about 40 m² at that price.
By district it runs from about €3,190/m² in Nou Barris to about €7,068/m² in Sarrià-Sant Gervasi: the same budget is about 65 m² in Nou Barris and about 30 m² in Sarrià-Sant Gervasi.
Asking prices, not sale prices: Yald area data, version 2026-08. A guide only; the bank's valuation is what counts.
How banks size it
Most banks keep every loan payment, this mortgage included, under about 35% of the household's net monthly income. Some stretch to 40% for higher incomes; the figures here stay at 35%.
The loan is also capped at a share of the price (the LTV), and it has to end before the oldest borrower reaches a set age. The shorter the term, the smaller the loan the same payment buys.
| Buyer | Loan up to | Longest term (years) | Loan ends by age | Typical fixed rate |
|---|---|---|---|---|
| Resident, main home | 80% | 30 | 75 | 3.2% |
| Resident, second home | 70% | 30 | 70 | 3.2% |
| Non-resident | 60% | 25 | 70 | 4.5% |
The cautious end of each sourced range, checked on September 14, 2026. A variable loan is priced at the 12-month Euribor (2.95%, August 2026) plus about 1%.
Public guarantees for a first home
Public guarantees let a bank lend more than the usual 80%, so the deposit can be much smaller. Taxes and fees still come from savings.

The calculator applies a guarantee only when it is in force and your answers meet every condition it asks about; a question left blank counts as not met.
ICF Habitatge Emancipació second loan (Generalitat de Catalunya): a second loan, kept apart
It is not a guarantee: the bank lends its usual 80% and this public loan covers up to 20% of the price more, at most €50,000, at 0%. Nothing is repaid while the mortgage runs; then it is repaid over 5 years (likely - confirm with the bank).
In force since June 30, 2025 (likely - confirm with the bank).
- For buyers aged up to 40 (likely - confirm with the bank).
- A first home, bought as the main residence.
- Registered as living in Catalonia (empadronamiento) when applying.

For the table's buyer (aged 30, €2,000 net a month), meeting these conditions and with the same €52,382 saved as the answer above: a home up to about €249,934, with €161,862 from the bank and €49,987 from the second loan. €52,382 comes from savings; the payment is €700/mo, the bank's alone, and once the mortgage is repaid, €833/mo for 5 years.
Warning: with this loan the home becomes protected housing (VPO) for good. Its resale price will be capped and letting it will need administrative authorisation. Confirm the conditions with the Agència de l'Habitatge de Catalunya before committing.
It is not in the table or the answer above, and it is never added to another public guarantee: it is worked out separately, and the calculator shows it below its result.
Buying in Barcelona as a non-resident
Spanish banks do lend to non-residents, on tighter terms: typically up to 60% of the price, over at most 25 years, at a fixed rate of about 4.5%. You need an NIE and proof of income from where you live.
So the deposit is at least 40% of the price, with the same taxes and fees as a resident on top. On a €202,327 home that is about €102,964 from savings.
The public guarantees are for residents buying their first home, so they do not apply to a non-resident.
Cash that must come from savings in Barcelona
Banks lend on the price, never on the taxes and fees, so those come from savings on top of the deposit. In Barcelona a second-hand home pays ITP at 10% (5% for a large family buying its main home); a new build pays IVA at 10% plus AJD at 1.5%.
Young buyers pay less on their main home: 5% for buyers aged up to 35. There may be conditions we do not check (income, first home) - confirm with a gestor.
| At the same price | Second-hand | Second-hand, buyer aged 30 | Second-hand, large family | New build |

Common questions
- How much will a bank lend me on my salary?
- As a guide, banks keep the payment under about 35% of your net monthly income. On €2,000 net a month with no other loans, that is a loan of about €161,862 over 30 years at 3.2%: a home of about €202,327, with about €52,382 saved. Your age, savings and other loans move it.
- What share of my salary can the mortgage payment be?
- Usually up to about 35% of net monthly income, counting every loan payment together. Some banks go to 40% for higher incomes; beyond that most decline, whatever the deposit.
- How much do I need saved to buy in Barcelona?
- The deposit, at least 20% of the price when the bank lends 80%, plus the taxes and fees, which banks do not lend: on a second-hand home in Barcelona, ITP at 5% plus notary, registry and gestoría. On a €202,327 home that comes to about €52,382. That is the young-buyer rate a buyer aged 30 pays; the general rate is 10%.
- How many square metres can I buy in Barcelona on €2,000 a month?
- On €2,000 net a month the budget is about €202,327: at about €5,350/m² on average in Barcelona, that is about 40 m² (area data 2026-08).
- Do banks look at gross or net income?
- Net: what reaches your account each month after tax and social security, for all buyers together. The public guarantees set their income limits on gross annual income instead, which is why the calculator asks for both.
- Up to what age can I get a mortgage?
- The loan usually has to end by age 75 for a main home (70 for a second home) and runs at most 30 years. From about 45 the age limit starts to shorten the term, and the same payment then buys a smaller loan.
- Can a foreigner get a mortgage in Spain?
- Yes. A foreigner resident in Spain borrows on the same terms as a Spanish buyer. A non-resident can borrow too, typically up to 60% of the price over at most 25 years, with an NIE and proof of income.
- How much deposit does a non-resident need?
- At least 40% of the price, plus the taxes and fees on top. On a €202,327 home in Barcelona that is about €102,964 from savings.
- Which public guarantees help first-time buyers in Catalonia?
- Public guarantees let a bank lend more than usual to first-time buyers. Only one applies to a loan. ICO first-home guarantee (aval ICO): up to 100% of the price, for buyers aged up to 35. Families with children under 18 are exempt from the age limit. Homes up to €300,000 (likely - confirm with the bank). Loans must be signed by December 31, 2027.
- Which banks offer the young-buyer guarantee in Catalonia?
- The young-buyer mortgage with a public guarantee or loan is offered by the banks that have signed each scheme's agreement, and the list changes. ICO first-home guarantee (aval ICO): at least 60 participating banks (September 14, 2026). ICF Habitatge Emancipació second loan (Generalitat de Catalunya): at least 9 participating banks (September 14, 2026). Ask your bank whether it has signed up.
- Can I combine the ICF loan with the ICO guarantee?
- We work them out as alternatives, never together. The ICO guarantee does not allow stacking other public guarantees, and whether the ICF loan counts as one is not confirmed. Ask your bank before counting on both.
- Fixed or variable, and which Euribor?
- Fixed rates for residents run up to about 3.2% in recent offers. A variable loan follows the 12-month Euribor, 2.95% for August 2026, plus a spread of about 1%. A variable payment moves at each review: check you could still pay it with the rate 3 points higher.
- Does this mean a bank will approve my mortgage?
- No. This is orientation: arithmetic on your figures against typical, dated lending terms. The bank decides on its own assessment, including your contract, your credit history and the valuation of the home. Yald does not lend, advise on or arrange mortgages; it can introduce you to a regulated broker.
