How much mortgage can I get to buy in Madrid?

How banks size it

Most banks keep every loan payment, this mortgage included, under about 35% of the household's net monthly income. Some stretch to 40% for higher incomes; the figures here stay at 35%.

The loan is also capped at a share of the price (the LTV), and it has to end before the oldest borrower reaches a set age. The shorter the term, the smaller the loan the same payment buys.

Public guarantees for a first home

Public guarantees let a bank lend more than the usual 80%, so the deposit can be much smaller. Taxes and fees still come from savings.

Buying in Madrid as a non-resident

Spanish banks do lend to non-residents, on tighter terms: typically up to 60% of the price, over at most 25 years, at a fixed rate of about 4.5%. You need an NIE and proof of income from where you live.

So the deposit is at least 40% of the price, with the same taxes and fees as a resident on top. On a €202,327 home that is about €94,871 from savings.

The public guarantees are for residents buying their first home, so they do not apply to a non-resident.

Cash that must come from savings in Madrid

Banks lend on the price, never on the taxes and fees, so those come from savings on top of the deposit. In Madrid a second-hand home pays ITP at 6% (4% for a large family buying its main home); a new build pays IVA at 10% plus AJD at 0.75%.

Common questions

How much will a bank lend me on my salary?
As a guide, banks keep the payment under about 35% of your net monthly income. On €2,000 net a month with no other loans, that is a loan of about €161,862 over 30 years at 3.2%: a home of about €202,327, with about €54,406 saved. Your age, savings and other loans move it.
What share of my salary can the mortgage payment be?
Usually up to about 35% of net monthly income, counting every loan payment together. Some banks go to 40% for higher incomes; beyond that most decline, whatever the deposit.
How much do I need saved to buy in Madrid?
The deposit, at least 20% of the price when the bank lends 80%, plus the taxes and fees, which banks do not lend: on a second-hand home in Madrid, ITP at 6% plus notary, registry and gestoría. On a €202,327 home that comes to about €54,406.
How many square metres can I buy in Madrid on €2,000 a month?
On €2,000 net a month the budget is about €202,327: at about €5,950/m² on average in Madrid, that is about 35 m² (area data 2026-08).
Do banks look at gross or net income?
Net: what reaches your account each month after tax and social security, for all buyers together. The public guarantees set their income limits on gross annual income instead, which is why the calculator asks for both.
Up to what age can I get a mortgage?
The loan usually has to end by age 75 for a main home (70 for a second home) and runs at most 30 years. From about 45 the age limit starts to shorten the term, and the same payment then buys a smaller loan.
Can a foreigner get a mortgage in Spain?
Yes. A foreigner resident in Spain borrows on the same terms as a Spanish buyer. A non-resident can borrow too, typically up to 60% of the price over at most 25 years, with an NIE and proof of income.
How much deposit does a non-resident need?
At least 40% of the price, plus the taxes and fees on top. On a €202,327 home in Madrid that is about €94,871 from savings.
Which public guarantees help first-time buyers in the Community of Madrid?

Which banks offer the young-buyer guarantee in the Community of Madrid?

Mi Primera Vivienda: announced extension: the agreements with the banks are not signed yet. Ask your bank whether it has signed up.
Fixed or variable, and which Euribor?

Does this mean a bank will approve my mortgage?
No. This is orientation: arithmetic on your figures against typical, dated lending terms. The bank decides on its own assessment, including your contract, your credit history and the valuation of the home. Yald does not lend, advise on or arrange mortgages; it can introduce you to a regulated broker.
