How banks size it
Most banks keep every loan payment, this mortgage included, under about 35% of the household's net monthly income. Some stretch to 40% for higher incomes; the figures here stay at 35%.
The loan is also capped at a share of the price (the LTV), and it has to end before the oldest borrower reaches a set age. The shorter the term, the smaller the loan the same payment buys.

Public guarantees for a first home
Public guarantees let a bank lend more than the usual 80%, so the deposit can be much smaller. Taxes and fees still come from savings.
ICO first-home guarantee (aval ICO)
In force since June 19, 2026; loans must be signed by December 31, 2027.

Buying in Valencia as a non-resident
Spanish banks do lend to non-residents, on tighter terms: typically up to 60% of the price, over at most 25 years, at a fixed rate of about 4.5%. You need an NIE and proof of income from where you live.
So the deposit is at least 40% of the price, with the same taxes and fees as a resident on top. On a €202,327 home that is about €100,940 from savings.
The public guarantees are for residents buying their first home, so they do not apply to a non-resident.
Cash that must come from savings in Valencia
Banks lend on the price, never on the taxes and fees, so those come from savings on top of the deposit. In Valencia a second-hand home pays ITP at 9% (4% for a large family buying its main home); a new build pays IVA at 10% plus AJD at 1.4%.
